    Stocks rallied again on Friday, completing one of the market's best weeks of the year. This rally is tied to growing signs that the pace of U.S. economic growth is finally picking up. The government reported a 4.1 percent jump in GDP over the summer. That was much stronger than expected, and substantially higher than the previous estimate. That came on top of strong reports this month on jobs, manufacturing and housing. At a news conference, President Obama said 2014 could be "a breakthrough year" for the U-S economy. On Wall Street, the Dow Jones industrial average (^DJI) rose 42 points, and the Standard & Poor's 500 index (^GPSC) gained 9 -- both ending at record highs yet again. The Nasdaq composite index (^IXIC) rallied 46 points. For the week, the Dow was up about 3 percent. Some retail stocks bounced higher as stores brace for the final weekend before Christmas. J.C. Penney (JCP) rose 4.5 percent, Urban Outfitters (URBN) gained 2 percent and American Eagle (AEO) gained 1.5 percent. And Target (TGT) edged higher, one day after acknowledging a massive security breach that exposed the personal information of millions of customers to hackers. It was also a good day for online retailers. Amazon (AMZN) and eBay (EBAY) both rose by about 2 percent and Overstock.com (OSTK) gained 3 percent. And how do we pay for all of those last minute gifts? Credit cards, of course. MasterCard (MA) and American Express (AXP) each gained 1.5 percent, and Visa (V) edged higher. One of the day's best gainers was Blackberry (BBRY). It shares soared 15 percent even though the smartphone maker posted a bigger loss than expected. He was at home, having coffee with his wife. That's when he got the first call about the cyber security breach at the retailer, which would to date put the personal information of as many as 110 million customers at risk. "My heart sunk," Steinhafel reflected, describing his initial reaction to word of the attack, which had hit Target at the worst time with the busy holiday shopping season in full-swing and Christmas just 10 days away. "It's hard for me to describe the feeling that came over me," he revealed in a CNBC interview -- his first since Target acknowledged the attack -- four days after Steinhafel was initially informed. While it's been about a month since Steinhafel learned of the breach, he said he's "still shaken by it." He said he's had many "sleepless nights" already, but expects many more because "we are not going to sleep until we get it right and we regain the trust of our guest. And we're gonna be better as a result of this." He knows his customers are still frustrated, and said that "they have every right to be." On Dec. 19, Target (TGT) first disclosed that as many 40 million credit and debit cards were compromised between Nov. 27 and Dec. 15 by malware installed on the company's point of sale registers. Steinhafel said Target's first priority was to remove the malware, which was accomplished by that Sunday evening. "We were very confident that coming into Monday [Dec. 16], guests could come to Target and shop with confidence with no risk." But this past Friday, Target said its investigation found that at least 70 million customers' personal information was stolen from its database -- including names, mailing addresses, telephone numbers, and email addresses. For 2012, Strategic generated $81 per room of EBITDA. Compare this to top comps LaSalle Hotel (NYSE: LHO) at $74 per room and Pebblebrook Hotel Trust (NYSE: PEB) at $71. The reason for this is that Strategic is much less reliant than its peers on rooms, with much greater exposure to food and beverages. Strategic earns 53% of its revenue from rooms, while its peers get around 66% of revenues from rooms.

    Small-cap hotel investment REIT Pebblebrook Hotel Trust (PEB) is setting up a similar pattern to the one in EXR -- with a few exceptions.

    PEB isn't forming an ascending triangle; support isn't in the same sort of uptrend in this stock. Instead, PEB is forming a rounding pattern with resistance at $28. Rounding patterns look just like they sound -- they indicate a shift in control from sellers to buyers. While this setup is most common as a "bottoming" pattern, PEB's price action doesn't change the implications if shares can break out above $28. That's our buy signal.

    Whenever you're looking at any technical price pattern, it's critical to think in terms of buyers and sellers. Triangles, rectangles and other price pattern names are a good quick way to explain what's going on in this stock, but they're not the reason it's tradable. Instead, it all comes down to supply and demand for shares.

    That resistance line at $28 is a price where there's an excess of supply of shares; in other words, it's a place where sellers have been more eager to take recent gains and sell their shares than buyers have been to buy. That's what makes the move above it so significant -- a breakout indicates that buyers are finally strong enough to absorb all of the excess supply above that price level. Wait for that signal to happen before you jump into this stock.

    First up is Pebblebrook Hotel Trust (PEB), the $2.2 billion hotel owner with 14 hotels under its umbrella. The firm started off the year rallying hard, climbing more than 14% from the start of January to early March. Since then, shares have been slugging sideways. But the sideways moves are laying the framework for a second rally leg in PEB this May. Here's how to trade it:

     

    Pebblebrook is currently forming an ascending triangle pattern, a bullish setup that's formed by a horizontal resistance level above shares at $35, and uptrending support to the downside. Basically, as PEB bounces in between those two technical price levels, it's getting squeezed closer to a breakout above that $35 price ceiling. When that breakout happens, we've got a buy signal.

     

    Momentum adds some confidence to the staying power in PEB's eventual breakout -- 14-day RSI has been making higher lows since early February, well before the triangle pattern started forming in Pebblebrook's price. That said, it's crucial to wait for this stock to catch a bid above $35 before putting cash in the trade.
